To ensure a safe, respectful, and enjoyable stay for everyone, please review and follow the house rules below. Our goal is to offer a clean, quiet, and welcoming environment, whether you’re here for a game, a graduation, or a weekend getaway.
- Check-in after 4:00 PM
- Checkout before 11:00 AM
- Self check-in with keypad
- No pets
- No parties or events
- No commercial photography
- No smoking
- Quiet hours: 10:00 PM - 8:00 AM

Layout & Shared Spaces
- The home has 3 private sleeping areas, each with its own full bathroom, all located upstairs.
- You are booking one private bedroom and bathroom area.
- Common areas: kitchen, living room, dining room, porch, and backyard, are shared among all guests.
- Think of the house as a boutique hotel: your room is private, and the main floor is like the shared lobby.
Guest Access & Interaction
- You have full access to your private room and the main floor shared spaces.
- Interaction among guests is welcome but optional.
- The other two rooms may be occupied during your stay.
- Most likely, your hosts (Brad and Laurie) will be staying in one of the rooms.
Meet Your Host
I’m Brad aka “Ty”, a Penn State alum who loves everything about Happy Valley. My wife Laurie and I designed this home for comfort, convenience, and a sense of community, whether you’re here for a game, a campus visit, or a weekend getaway. Our nephew Michael is your go-to concierge and can point you to the best things to do. Laurie and I usually stay in one of the rooms and are happy to help if you need anything. I’m also a co-owner of Campus Steaks, so let us know if you’d like a 20% guest discount (don’t skip the chicken cheesesteak!).
